Modern 4-bed family home

My Land Planning successfully secured planning permission for a contemporary four-bedroom family home in the heart of Upton-by-Chester, an established suburb in the Borough of Chester West and Chester.

In late 2019, My Land Planning identified a property for sale that comprised a generous garden positioned adjacent to the family home. We initially approached the homeowner to discuss the possibility of purchasing the plot for development. As it transpired, the property had been on the market for two years and was deemed unattractive to buyers; whilst the plot had outline planning permission, it came with a restrictive covenant. The homeowner also wanted to sell the property in its entirety, including the existing home.

Having considered the full potential of the property, we were confident we could develop the land, as it offered good access to both the highway and necessary utilities. It also provided plenty of space for development and did not encroach on any surrounding properties. We agreed a price up front with the owner and set about obtaining full planning permission to construct a four-bedroom detached property on the adjacent garden. Using the extensive experience and knowledge of our legal and design teams, we were able to work amicably with the local authorities to successfully lift the restrictions and secure full planning consent.

Once planning was approved, we finalised the sale with the homeowner, as agreed at the outset of the project. As a result of our efforts, the owner received significantly more for the property than had it been sold as a single residence with restrictive outline planning.

In Spring 2020, we separated the sites and, whilst the new build got underway, we renovated the existing home. The new build, The Sycamores, is now under development and will be available in Spring 2021. The residential development comprises 124m2 of accommodation with private parking and attractive garden.
